Room Additions in Florida: Permits & Planning
Every Florida addition starts with two questions: what does the county allow, and what does your HOA allow? Counties enforce setbacks, lot coverage, and elevation; HOAs add architectural review on top of that.
Plan for 4–10 weeks of permitting before the first shovel hits dirt. Your contractor should walk the plans through pre-application meetings with the building department to flag issues before submission.
Foundations and tie-ins to existing structures are where most additions earn or lose their cost estimate. Soil reports, wind-load engineering, and roof-tie-ins should all be priced and scheduled before contract signing.
