Engineered hardwood and luxury vinyl plank (LVP) both perform well in Florida when installed with the right underlayment. Solid hardwood can work in conditioned interiors, but it will move with humidity swings.
Porcelain tile remains the most forgiving choice for coastal homes. It handles wet feet, sand, and direct sun without complaint. Modern wood-look porcelains give you the visual warmth of wood with none of the moisture risk.
If you have a pool, prioritize slip resistance in the lanai and pool deck. DCOF ratings of 0.42 or higher are the safer choice.
